P&E Advisors, LLC ("P&E," "we," "us," or "our"), is a licensed real estate brokerage specializing in hotel and lodging property transactions in the upper Midwest. We are headquartered in Woodbury, Minnesota and hold real estate brokerage licenses in Minnesota, Wisconsin, and Iowa.

2. What This Policy Covers
This policy describes how we collect, use, share, and retain information in connection with pehoteladvisors.com, our email and telephone communications, and the brokerage services we provide. It does not apply to third-party websites we link to, or to third-party platforms that operate under their own privacy policies (see Section 6).

A note on email tracking: a meaningful share of recorded opens and clicks are generated by automated corporate security scanners rather than by a human recipient. We treat this data as approximate and do not draw individual conclusions from it.
Information from other sources
Commercial real estate data platforms, listing services, and licensed data providers
Publicly available records, including property, corporate, and county transfer records
Referrals and introductions from clients, co-brokers, and industry contacts
4. How We Use Information
To send property listing announcements, market updates, and other brokerage communications
To respond to your inquiries and provide brokerage services
To deliver confidential property information to parties who have executed a confidentiality agreement
To maintain our client relationship management records
To meet recordkeeping, licensing, and other legal obligations applicable to a licensed real estate brokerage
To create and maintain permanent do-not-contact and unsubscribe records (see Section 7)
We do not sell your information. We do not rent your information. We do not share your information with third parties for those parties' own marketing purposes.
5. When We Share Information
Service providers
We share information with vendors who perform services on our behalf, including our email marketing platform, customer relationship management system, cloud file storage, electronic signature service, and website host. These vendors are permitted to use the information only to provide services to us.
Our clients and transaction parties
This is important to understand. If you request confidential information about a property we are marketing, submit a letter of intent, or otherwise participate in a transaction, we will disclose your identity and the substance of your interest to our client (typically the property owner) and to their attorneys, lenders, and advisors. We represent our clients, and this disclosure is a normal part of that representation.
Co-brokers and cooperating agents
We may share transaction-related contact information with cooperating brokers and agents where doing so serves the transaction.
Legal and regulatory
We disclose information to government agencies, courts, or regulators where we are required to do so by subpoena, judicial order, or applicable real estate licensing regulation. Where we are permitted to notify you of such a request, we will.
6. Third-Party Listing and Marketing Platforms
We market properties through third-party commercial real estate platforms. When you interact with one of our listings on such a platform --- by viewing it, requesting information, or unsubscribing --- that interaction is collected and processed by the platform under its own privacy policy, not this one.
You should be aware of two consequences of this:
An unsubscribe you submit through a third-party platform may be applied across that platform's entire network of users rather than only to P&E, and conversely, an unsubscribe recorded against a different broker on that platform may not be visible to us.
To ensure your preference is honored by P&E specifically, use the unsubscribe link in an email sent directly by P&E, or contact us at [PRIVACY EMAIL].
We maintain our own independent suppression records precisely so that our obligations to you do not depend on a third party's systems.
7. Retention --- and Why We Keep Opt-Out Records Permanently
We retain contact and transaction records for as long as needed for the purposes described in this policy and to meet our recordkeeping obligations as a licensed brokerage.
Opt-out records are treated differently, and deliberately so. If you unsubscribe or ask not to be contacted, we create a permanent record of that request and retain it indefinitely. We do not delete it.
The reason is practical. Our contact records are assembled from many sources, and those sources are refreshed over time. If we deleted your record entirely, we would also delete our memory of your request, and your address could re-enter our system through any other source and be contacted again. Keeping a permanent suppression record is the only reliable way to ensure that does not happen.
Accordingly, if you ask us to remove your information, we will suppress it rather than delete it: we will stop contacting you, we will retain the minimum information necessary to keep honoring that request, and we will tell you we have done so. If you nevertheless want full deletion, contact us at [PRIVACY EMAIL] and we will discuss what that means for your ability to receive future communications from us.
8. Your Choices
Every marketing email we send includes an unsubscribe link.
We honor unsubscribe requests promptly, and in no event later than ten (10) business days after receipt.
An unsubscribe applies to all P&E marketing communications, not only the mailing that prompted it.
You may also use the "Update your profile" link in any email to change your preferences without unsubscribing entirely.
Messages relating to a transaction you are actively participating in are transactional rather than marketing, and continue regardless of marketing preferences.
Telephone and text
We maintain an internal do-not-call list and honor requests to be added to it. To be added, contact us at pehoteladvisors.com or 651-278-8265.

Access and correction
You may request a copy of the contact information we hold about you, or ask us to correct it, at [PRIVACY EMAIL]. We will respond within a reasonable period and may ask you to verify your identity first. We honor these requests as a matter of policy, regardless of whether any particular state privacy statute applies to us.
9. Cookies and Analytics
Our website is hosted on Squarespace and uses cookies and similar technologies to operate the site, remember your preferences, and understand aggregate traffic patterns. Most browsers allow you to refuse or delete cookies through their settings. Refusing cookies may affect how parts of the site function.
We do not use our website to build advertising profiles, and we do not sell website analytics data.
10. Security
We use administrative and technical safeguards appropriate to the size of our firm, including access controls, multi-factor authentication on business systems, and restricted file permissions on confidential deal materials. No system is completely secure, and we cannot guarantee absolute security of information transmitted to us over the internet.
11. Children
Our website and services are directed to commercial real estate professionals and investors. They are not directed to children, and we do not knowingly collect information from anyone under 18.
12. No Legal, Tax, or Investment Advice
Information on this website and in our communications is provided for general informational purposes. It is not legal, tax, accounting, or investment advice, and it is not an offer to sell or a solicitation of an offer to buy any security. Property information is obtained from sources we believe to be reliable but is not guaranteed, and should be independently verified.
13. Changes to This Policy
We may update this policy. When we do, we will revise the "Last updated" date above. Material changes will be identified in the updated policy.
