P&E Advisors is a hotel brokerage and advisory firm built around capital stewardship, not transaction velocity. We partner with hotel owners and investors to make disciplined decisions across the full hotel cycle—acquisition, hold, repositioning, and exit—always anchored to basis protection and risk-adjusted returns. We believe hotel assets should be traded with a clear understanding of RevPAR cycles, operating leverage, and capital market timing.
That means we do not push deals to satisfy internal quotas or shareholder expectations. We engage selectively, advise candidly, and execute only when pricing, fundamentals, and exit optionality align with our client’s objectives.
Our role is not to sell momentum, but to translate market reality into strategy. By working humbly and independently, we help owners preserve downside protection, recognize inflection points early, and transact with intention rather than pressure. -
Over the past decade, we’ve completed 70 hotel transactions totaling over $300 million in volume across Minnesota, Wisconsin, Iowa, North Dakota, South Dakota, Illinois, and one well-earned outlier in Spokane, Washington.
More importantly, we dedicated that time to building hundreds of trusted relationships and logging 20,000+ hours on the phone with hotel investors.

After a decade inside a publicly traded brokerage, the conclusion was simple: alignment matters. When clients are effectively paying the burden of shareholder returns, inefficiencies are introduced into the market’s bid-ask spread. The technological improvements implemented by national firms should have accrued to market participants, not been absorbed by corporate overhead. That principle sits at the core of our decision.

P&E Advisors grew from small beginnings and an unlikely partnership. From years of hotel stays and market canvassing from the guest side, Jake took a leap in 2017 to change career paths from manufacturing, utilize his finance degree, and join the world of investment sales with the nation’s largest hotel brokerage, Marcus & Millichap.
After 8 years and 70 hotel transactions, and 10,000 hours of mastery on the phones, the region’s hotel investors began to ask, “Why don’t you open your own?
After serious consideration and preparation, the departure from the classic shareholder national brokerage platform was imminent. Once Jake asked, “What’s the benefit for the client vs. shareholder?” It was clear: why are our tools and efficiency improving but our clients are not directly benefiting—only our deal volume was.
The reality is that we are able to better manage costs and expenses, use the same tools, and implement new time-saving AI to better serve the market and increase liquidity. We can serve the same clients and markets without needing to impede or burden the market with excess fees flowing from rural Minnesota to Wall Street shareholders.

Our track record with the publicly held national brokerage and our commitment to the market provide liquidity to buyers and sellers.
That is where our track record matters. We are personally present at tours, directly qualifying buyers on behalf of sellers, and personally at the table on closing day. To date, we have successfully sold 86 hotels totaling $312 million in transaction volume. At the end of the day, deals are still driven by direct engagement—emails, phone calls, and informed conversations with decision-makers.
